A finished home
Already standing, inspected and ready. You skip the build and close as fast as your loan does. Colors are chosen. What you see is what you get, and you can walk it this week.
Your path to keys
Eight steps, in order, from the first tour to the day you get the keys. Most of it is the same whether you buy a finished house, one that is still framing, or a plan on your own lot. Where it differs, we say so.
Tap a stop to jump to it. The big decisions are all in the first five. After that, the house does most of the work and we send you pictures.
Which door you use changes how fast the trip is and how many choices you get to make. Pick the one that matches your timing.
Already standing, inspected and ready. You skip the build and close as fast as your loan does. Colors are chosen. What you see is what you get, and you can walk it this week.
Framed or further along. You get photo updates as it moves and a walkthrough before the walls close if you are early enough. Some selections are still open, depending on the stage.
Your land or one of ours. Pick the plan, the garage side, the exterior colors, and change what you want before the slab is poured. The longest road and the most yours.
Seven plans, 1,800 to 2,192 square feet, built across Brevard County. Some are finished, some are framing, some are a lot and a drawing. Tell us the size you need, the area you want, and whether you already own land. We show you what is standing, what is framed, and what is still dirt.
Request a tour or call the sales line and an agent sets a time. On open house days the model is open with an agent on site. Bring your own realtor if you have one. Everyone who visits a model signs in and names their agent, so the right people get credit later and nobody argues about it at closing.
Talk to a lender early. We work with preferred lenders who have closed Gibraltar homes before and who underwrite you up front, so a contract does not fall apart in week six. Builder credits, which we call FlexCash, are available only when you use a preferred lender. They can go toward closing costs, upgrades, or buying down your rate, and they are written on the contract line by line.
Veteran, first-time buyer, self-employed with bank statements instead of W-2s: there is a preferred lender for each. Already own a buildable lot? Lot equity can count toward your down payment.
On a new build you choose the plan, the elevation (garage on the left or the right), the lot, and the exterior colors: stucco body and garage door. Front door and trim come preset so the street looks right. Floor tile follows the body color. Change anything you want before the slab with no change-order fee. Once we start, a change costs $1,500 plus the work, because changing a framed house is real work. Selections are signed off by Stage 3, framing.
You sign the Gibraltar purchase contract with its exhibits: the plan rendering and the drainage plan (well, septic and easements marked, and you initial it), your pre-approval letter or proof of funds, the spec sheet, your color selections, and a change order form. The initial deposit is paid at signing. From here your home gets its own update thread, and the project manager knows your name.
From broken ground to the certificate of occupancy, every house moves through the same 13 stages, and you get a photo update when each one completes. If you contracted before framing finished, you walk the frame at Stage 3 before the walls close. Official inspections happen at Stage 10. Want your own inspector too? Bring one. Just tell your agent or our team so production is there and can act on what they find. At Stage 11 the county agrees it is a house.
Stage 12. You walk the finished house with a roll of blue tape and mark every item you want fixed, big or small. We log all of them. Nothing gets "mentioned in the hallway." Then you walk it again with the build team, on paper, and sign off. You also get the homeowner's manual at the blue-tape walk: filter sizes, paint care, what to do with a septic system, who to call.
Stage 13. You close with the title company, and your keys are handed to you right there. The builder warranty starts the day you close. Our contact sticker is inside the cabinet above the microwave and on the electrical panel, so you never have to hunt for the number. You are not our prospect anymore. You are a neighbor we still have to see at Publix.
Timing depends on the door you use. A finished home closes as fast as your loan does. A new build depends on the lot, the permit, and the weather, and your team gives you a completion date, not a guess.
Short answers. Your agent or our team can go deeper on any of them.
No. If you have one, bring them and name them when you sign in at the model. If you do not, our team walks you through every step above.

A finished home closes as fast as your loan does. Ninety days from first tour to keys is a real path on standing inventory with a qualified buyer. A new build depends on the lot and permits, and you get a completion date on the contract.
Send us the address or parcel number. We check the lot, match a plan to it, and tell you whether lot equity can go toward your down payment. How building on your lot works.
Reading about it is step one. Walking a real house is step two. Tour a model or an available home and ask us anything above.
