New construction in Melbourne
Melbourne is where a lot of Brevard lives its week: downtown, Eau Gallie, the airport, and a short hop to the beach. New construction here is not a gated production village. It is a house on a real street.
Gibraltar Builders is a family home builder in Brevard County. Jim Mayes runs the company and his son Tim runs construction. Most national builders in this county sell you a lot inside their own community. We sell you a house. We'll put an Ava Maria, a Willow or a Tradesman on a lot you already own in Melbourne, help you find one, or sell you a finished home so you aren't waiting on a slab.
That matters in Melbourne because the city is not one product. A family near Wickham wants different things than someone by the Eau Gallie causeway. We do not flatten that into a single amenity package. We build the same standard (impact glass, 9'6" ceilings, an island you can actually cook on), and we let the neighborhood stay the neighborhood.
If you are comparing a 1990s resale off Babcock to a new Gibraltar home, the honest difference is the first five years: roof, AC, insurance, and the punch list you do not get to skip on a used house. Tour a model. Then walk a Melbourne lot with us.
If you searched for a custom home builder in Melbourne, you probably want to know how much of the house is yours to decide. Every Gibraltar build starts from one of seven plans, 1,800 to 2,192 square feet. We fit the plan to the lot first: the width left after setbacks, the driveway, and the garage you need. You pick upgrades and layout changes before the slab is poured.
A finished home works the other way around. The plan and finishes are already set, and in exchange you move in sooner. If you already have a design of your own, bring it to the first conversation.
The Brevard County tax roll counts 30,009 single-family homes in Melbourne, not counting ZIP 32940 (Viera and Suntree), and the typical one was built in 1984. Only 786 have been built in 2020 or later, about 2.6% of the total. A new home here usually means one of the few open lots or replacing an older house, so the lot decides what is possible before the plan does. 764 parcels with a street address on the roll are classed as vacant residential land, most of them owned by individuals, which is why owning or buying a lot here is a realistic starting point. Homes built in 2020 or later sit on a median lot of 6,970 square feet, about 0.16 acres.

Most of Melbourne's houses went up before 2000. Here is how the county tax roll splits the city's homes and empty lots by ZIP code.
| ZIP | Single-family homes | Typical year built | Built 2020 or later | Vacant lots with an address | Median size of those lots |
|---|---|---|---|---|---|
| 32935 | 12,730 | 1968 | 210 | 203 | 4,356 sq ft |
| 32901 | 7,008 | 1979 | 187 | 354 | 6,098 sq ft |
| 32934 | 5,828 | 1993 | 145 | 105 | 25,265 sq ft |
| 32904 | 2,964 | 1986 | 237 | 91 | 20,038 sq ft |
| 32903 | 1,479 | 1994 | 7 | 9 | Too few to say |
32901 has the most empty lots, 354. The typical house in 32935 dates from 1968, and its empty lots are the smallest, with a median of about 4,400 square feet. In 32934 and 32904 the median empty lot is closer to half an acre. 32904 also added the most new homes since 2020, 237, even though it has the fewest houses of the four big ZIP codes.
Lot size matters to us because it decides the garage. A three-car garage or an RV bay needs width that a small older lot may not have once the setbacks come out, so we start with your survey.

Parcels are counted by the city and ZIP code in their street address, so the counts can include parcels outside Melbourne city limits. ZIP 32940 (Viera and Suntree) is left out, and two more vacant parcels with a Melbourne address are in ZIP 32937.
Start with these four before you buy a lot in Melbourne, or before you bring us one you already own.
A Melbourne mailing address doesn't always mean the City of Melbourne. Suntree and Viera are unincorporated Brevard County even though many of their addresses read Melbourne. West Melbourne is its own city, and Melbourne Village is its own town. The building permit comes from whichever government the parcel sits in, so find out which one it is before you plan a start date.
Look the parcel up on the FEMA flood map, especially near the Indian River Lagoon, Crane Creek or the Eau Gallie River. The zone can set how high the floor has to sit and how much fill the lot needs.
On a small older lot, the setbacks can leave less width than a three-car garage or an RV bay needs. Send the survey and we'll tell you which of the seven plans fits.
Ask whether the street has city water and sewer. A lot without them needs a well, a septic system or both, and that changes the site work and the price.
Every Gibraltar house goes through the same 13 stages, and you get photo updates as it moves. If you sign before framing is finished, you can walk the frame before the walls close. Before closing you blue-tape the house and we log every item. Then you walk it again with the build team, in writing. See all 13 stages.
Yes. We build across Brevard County. Inside Melbourne city limits the permit comes from the City of Melbourne, and in unincorporated areas like Suntree and Viera it comes from Brevard County.
We build from seven plans, 1,800 to 2,192 square feet, and fit the right one to your lot. You choose upgrades and layout changes before the slab. If you have a design of your own in mind, bring it to the first call.
It depends on the width left after setbacks. Send the address or the survey, and we'll tell you which of the seven plans fits and whether a three-car garage or an RV bay is realistic.
It changes from week to week. Call (321) 401-6003 and ask which homes are finished or under construction in Melbourne and nearby.
We don't post prices, because the lot moves the number more than anything else. Site work, a sewer hookup or a well and septic, the plan, the garage and your finishes all count. Send us a plan and a lot and ask for current pricing.
We also build in West Melbourne, Melbourne Beach, Viera, Suntree and Palm Bay.
