New construction in Palm Bay
Palm Bay is Brevard's biggest city and the place with the most dirt. If you want a new house without paying beachside for it, this is usually where the math starts working.
Gibraltar Builders is a family builder in Brevard County. In Palm Bay we put our seven plans on scattered lots and sell finished homes when one is standing. We do remodels and duplexes too. If you are comparing builders in Palm Bay, call (321) 401-6003 and start with the lot, since it decides which plan fits and what work comes before the slab.
Production builders treat Palm Bay like a volume market. Gibraltar treats it like a county we live in. Jim and Tim Mayes are not running this from Orlando. The same crew that frames a King Willow in Palm Bay is the crew that will come back when something is wrong.
Lots here are why people call us. You can own land, trade it toward a finished home, or have us buy the lot and roll it into the build. That is not a slogan. It is how a boutique builder gives Palm Bay buyers more room to shape the plan without copying a subdivision formula.
The Bali and the Tradesman show up a lot in Palm Bay conversations because families want the extra bath or the RV bay. Come see the plans. We will tell you what the lot will actually support before anyone draws a pretty rendering.
Finished houses for buyers who need to move soon.
One of seven plans, matched to the land you already own.
Trade a lot toward a home, have us buy one for your build, or sell us land you won't use.
Kitchens, baths, additions, patios and porches, plus commercial build-outs.
Multi-family homes for owners and investors.
| Question | Gibraltar Builders | A typical production builder |
|---|---|---|
| Who answers for the house | The family that owns the company. Tim Mayes runs construction. | Usually a division of a larger company. |
| Where the lot comes from | Your lot or one of ours, on scattered sites around the city. | A lot inside the builder's community. |
| Who approves the design | No regional design committee. The people deciding live here. | Often a regional or national office. |
| Who comes back after closing | The crew that will come back when something is wrong. | Often a warranty department you reach by ticket. |
A subdivision can be the better fit if you want shared amenities, an HOA and a street where every house went up together. If you want to choose the land and know who is building on it, talk to us.
The 2026 preliminary Brevard County tax roll counts 23,406 single-family homes built in 2020 or later across the county. Palm Bay has 12,051 of them, about half.
Of the county's 29,560 vacant residential parcels with a street address, 20,977 are in Palm Bay, about seven in ten, and only 29% of those Palm Bay parcels are owned by companies.
In a planned community the builder already owns the lot. Here, the first job is usually finding out whether a lot is ready for a house.
Check these six before you buy a lot, or before you bring us one you already own.
A current boundary survey shows the real corners, any easements, and whether a neighbor's fence or driveway crosses the line.
Look the parcel up on the FEMA flood map. The zone can change how high the house sits and how much fill the lot needs.
Some lots can tie into city water and sewer, and others need a well, septic, or both. Inside the Indian River Lagoon Protection Program area, a new septic system has to be a nitrogen-reducing type where central sewer isn't available.
A wooded lot needs clearing, and a low one may need fill to raise the house pad. Rain has to drain away from the house without landing in a neighbor's yard.
Setbacks set how much of the lot you can build on. Width and access decide whether a three-car garage or an RV bay fits.
Palm Bay is an incorporated city, so the building permit comes from the City of Palm Bay, not Brevard County. Check its current process before you plan a start date.
A buildable lot you already own can take a Gibraltar plan, and the equity in it can go toward the house. How building on your lot works.
Rather not build on the parcel you have? We may take it in trade toward a finished home or a new build. With no lot yet, sometimes we buy one and roll it into construction. A minimum down payment still applies, and we will tell you if it doesn't fit.
We also buy vacant lots, acreage and inherited land outright, directly from owners in Brevard County. Read about We Buy Land.
The Brevard County tax roll counts 53,450 single-family homes in Palm Bay, and the typical one was built in 2000. 12,051 of them, about 22.5%, went up in 2020 or later, and 2,123 were finished in 2025 alone. New construction is normal here, not a novelty, so the questions are about the plan and the lot, not whether it can be done. 20,977 parcels with a street address on the roll are classed as vacant residential land, most of them owned by individuals, which is why owning or buying a lot here is a realistic starting point. Homes built in 2020 or later sit on a median lot of 10,019 square feet, about 0.23 acres.

Two plans in the table above have RV garages, the King Willow and the Tradesman. The lot has to stay wide enough once the setbacks come out, with room for a long vehicle or a boat trailer to swing in and back out. Garage orientation on the King Willow varies by homesite, so we check width, setbacks and access on your survey before you settle on either plan. The bay can also be a gym, a shop or a batting cage.
Photo updates come as the house moves. These are the stages where you see it in person or someone checks it. See all 13 stages.
Contract before framing is finished and you walk the frame before the walls close.
Impact-rated windows and doors go in as standard. Then the roof.
Inspections done and the CO issued.
Every item you mark gets logged. Then the final walkthrough with the build team, in writing.
Impact glass and doors are standard, and so is the rest of this list. Confirm the included finishes for your plan with our team.
Hurricane season comes every year. The protection is in the openings from day one, not stacked in the garage waiting for a forecast.
Reinforcement for the widest door on the house. The opener is included.
The AC runs most of the year here. The return ductwork is sealed and designed to keep air circulating through the whole house.
A summer storm can dump a lot of rain fast. Gutters carry the roof runoff away from the house.
Tall ceilings keep rooms from feeling shut in. The fans, 52 inches in the owner's suite and 60 in the living room, keep air moving through a long warm season.
Mixed plantings, two oaks and two palms, so a cleared lot doesn't stay bare dirt.
Ask what is standing this week. We will tell you which homes are finished or under construction in Palm Bay and nearby.
If you are paying rent and want keys soon, start with houses that already exist. A fast move works on finished inventory, with a qualified buyer and a lender who has closed new construction before, and HOA documents, insurance or your own credit can still slow it down. A lot that is not buildable yet is a different path. How the finished-home path works.
We also build in Melbourne, West Melbourne and Malabar.
Whoever you hire, us included, check a few public records before you sign. Look the company up in the Florida Department of Business and Professional Regulation (DBPR) license search and make sure the license is active. Ask for recent Palm Bay addresses and look up their permits with the city. If you are buying a lot, the Brevard County Property Appraiser (BCPAO) record shows who owns it.
Then ask two blunt questions. Who answers the warranty call, by name and not by department? And can you walk the frame before drywall hides it?
We build multi-family homes, from duplexes to larger income properties, to the same construction standards as our houses.
Not every lot is zoned for more than one unit, so check with the City of Palm Bay before you count on two. When you call, bring the land's status, the unit count you want and your long-term plans. More on multi-family homes.
We don't post prices here, because two houses on the same plan can land far apart once the lot is counted. The lot moves the number first, whether you own it, trade it or buy it. Site work comes next, and a city sewer hookup is a different job from a well and septic. The plan, the garage and the finishes you pick before the slab come last. Ask us for current pricing on a plan and a lot.
Yes. Send the address or parcel number, the survey if you have one, and the flood zone. We match a plan to the land, driveway access and garage space included, and if the lot needs work first, you hear it before anything is drawn.
It depends on the parcel. Some have city water and sewer, and others need a well, a septic system, or both. Since January 1, 2024, Florida has required a new septic system in the Indian River Lagoon Protection Program area to be an enhanced nutrient-reducing (ENR) system when central sewer isn't available. Check the parcel before you buy.
We may. We buy vacant lots, acreage and inherited land directly from Brevard County owners, and we may take a lot in trade toward a finished home or a new build. Send the address and we will tell you where it stands.
Call (321) 401-6003 for the current list of finished and under-construction homes. A quick move-in needs a finished home, a qualified buyer and a lender who has closed new construction before, and even then HOA documents, insurance or credit can slow it down.
Mostly the lot and what it needs before a slab: clearing, fill, drainage, the driveway, and a sewer hookup or a well and septic. Then the plan, the garage and your finishes. For current pricing, send us the plan and the lot.
