New construction in Cocoa Beach
Cocoa Beach is small, expensive, and full of houses that have already survived a few hurricanes. New construction here is rare on purpose.
If you own a beachside lot or are considering a rebuild, contact our team to discuss site requirements and suitable home plans.
Insurance and wind are the whole conversation on this barrier island. Our openings are rated. Our garage doors are steel-reinforced with an opener included. That is the unglamorous reason to call a local builder instead of remodeling a 1982 CBS box until the next named storm.
Tour a model on the mainland. Then we talk about whether your Cocoa Beach lot is a build, a trade, or a bad idea. We will say the last one if it is true.
The Brevard County tax roll counts 3,065 single-family homes in Cocoa Beach, and the typical one was built in 1963. Only 64 have been built in 2020 or later, about 2.1% of the total. A new home here usually means one of the few open lots or replacing an older house, so the lot decides what is possible before the plan does. Only 84 parcels with a street address on the roll are classed as vacant residential land, so an open lot here is hard to find.
