Large builders sell you a community. We sell you a house. Pick a plan, then personalize the finishes. We will build it on your lot or one of ours. If you need keys now, we keep inventory homes that are already standing.

There is no regional design committee. If something is wrong, you are not opening a ticket in another state. You are calling the people who live here.

What to expect during your build

Building should not be a black box with a monthly phone call.

Change it before the slab

Pick upgrades and layout changes before construction with no change-order fee. After we start, changes cost $1,500 plus the work, because changing a framed house is real work.

Digital stage updates

Photo updates help you follow the progress of your home.

Frame walkthrough

If you contracted before framing is done, walk it before the walls close. This is an opportunity to review details before drywall.

Blue tape, then a written final

Review and document punch-list items during your walkthrough with the build team.

How you can buy

Discuss your budget and available financing options with your lender and our team.

Build on your lot

You already own land. We put a Gibraltar plan on it.

Lot as down payment

Buildable lot equity can go toward the house so you bring less cash to the table.

Trade the lot

Do not want to build on that parcel? We may take it toward inventory or a new build.

Lot purchase assistance

Sometimes we buy the lot and roll it into construction. Minimum down payment still applies. We will tell you if it does not fit.

Investor turnkey

New rentals that are already leased, with a builder warranty. Property management for a year on qualifying deals. Details depend on the house.

Finished inventory

If your timing is a priority, ask about homes already under construction or ready for move-in.
